Our aim is to find you the perfect property to suit your requirements with the minimum of hassle.
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind –
- All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
- All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings
Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Fees
In general there are no fees charged to tenants, however if the terms of the contact are breached we reserve the right to make the following charges:
Rental payments overdue by more than 7 days will be subject to interest at the rate of 3% over the Bank of England base rate, calculated from the date the payment was due, up until the date payment is received.
Any actual costs, reasonably incurred, of changing, adding or removing any lock or replacing any keys or security devices arising it is the contract holders fault or the fault of an invitee of the contract holder, that such action is required.
Damages to the principle contact for breaches of any of the conditions of the agreement where the contract holder is responsible for that breach, subject to statutory limitations.
Any breach of the contract may result in the contract holder being liable for any costs or losses including potential rent loss or fees which the landlords may not be otherwise liable for.
You cannot obstruct any common areas, the principle reserves the right to remove or have removed any obstruction and pass on any charges to the contract holder.
The contract hold agrees to undertake any repairs, for which he is liable, promptly , following any notice being served by the principle contact and if the contract holder does not carry out the repairs the principle contact may, after correct written notice, enter the dwelling to effect those repairs and the contract holder will pay on demand the actual costs, reasonably incurred, involved.
Not permit or make any changes to the electrical installation as this may compromise electrical safety and may require an electrical check or works, the actual cost, reasonably incurred the contract hold may be liable for.
You must ensure the oven door is shut when using the grill, where an oven is designed to be used in this way. Failure can cause damage for which the the contract holder is liable.
Any damage caused from using kettles or toasters incorrectly.
References
As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report.
We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.
Rents
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord’s bank account.
Deposit
A security deposit of a minimum of one month’s rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
